The chart above shows that now there are 95 homes for sale in Westhaven Subdivision and that 12 homes are pending sales.  This pending level is almost equals the high for the past 12 months.  That is definitely good news for  the real estate climate in this area.   The highest price home for sale is $939,900, while the lowest price is $269,900.  The median home price on a home listed for sale is $533,578.

The highest price of a SOLD property over the past 6 months is $920,000 and the minimum sales price over that period was $285,000.  There is a home pending that has a list price of $1,118,426 so larger luxury homes are still selling in Westhaven.

The table above shows that there is 10 months of active inventory and 12.6% pending ratio.  The rest of Williamson County has a  lower inventory at 7.2 months, but in this case I think that the dramatic spike in new construction and To Be Built Listings are keeping the inventory number inflated.

Middle Tennessee Homes Sales in August 2011 up 27% over August 2010

The Grumbles Team has been actively tracking the homes sales in Middle Tennessee since 2006 and the chart above shows the monthly closings in the residential, condominium, multi-family, auction, and land categories.

This data is believed be accurate and is our proprietary reporting of the data from the Middle Tennessee MLS as reported by real estate agents in the area.

August 2011 had 2851 real estate closings which was up 27% from August 2010, which had 2245 closings.  The summer months of June, July, and August have all had a steady sales rate around the 2850 mark and both July and August were more than 20% greater than the closings of 2010.

Part 2 – The Log Cabin

The property at 9710 Concord Road Brentwood TN, 37027 is offered for sale and this is a unique chance to own Brentwood history.  Debbie Laster has preserved The Ellis House for future generations as the previous owner was also a preservationist, she has the Sanders Cabin relocated to this property around 10 years ago.  Please take a moment to read this blog on the cabin and it’s history and then come and see it in person at the Open House on  Saturday 8/27/2011 from 2:00 -5:00.

Brentwood Historians can’t document it but it is believed that this is the original 24 member Mill Creek Baptist Church in 1804 which is where the Concord Baptist Church has its roots today.  Without that documentation, the log cabin is known as the Sanders Cabin.  In the 1830′s it was owned by the Sanders family who had a daughter Nancy who lived in the cabin and later married a Union soldier after he came to collect the chickens after the Civil War.  Nancy and Stan were married lived in the cabin but later  moved to the North.  Upon Stan’s death, Nancy moved back to Williamson County and is believed to have occupied the cabin until her death.

To preserve this cabin each log was numbered and it was disassembled and reassembled correctly at the Mulberry Hill property behind The Ellis House.  The current owner restored the log structure and made improvements to see that the history would live on.  In a memorial to Stan and Nancy, a Northern and Southern Marriage, Debbie specified Northern White Pine flooring upstairs and Southern Poplar for the main level flooring.  The renovation included new sub flooring and many upgrades to make it a more convenient space.  These are items like a new 2 ton HVAC system, cable, new toilet fixtures, replaced the screened in porch with new tile flooring and 2 large Pella sliding glass windows.

The loft bedroom was brightened with a triple picture window that provides beautiful scenery of the Mulberry Hill country setting.  This cabin would be the perfect place for a person that needs an escape to let the creative juices flow, whether writing, singing, painting,  or planning that next business decision.  It is truly a place that will be cherished by the next owner as an escape from daily life.

Part 1 – The Kitchen House Restoration

The concept of preservationist Debbie Laster was to maintain as much original intent usage as possible and when she began the demolition of some of the kitchen structure to make the many upgrades including all new plumbing and gas lines she found a treasure in the attic above the kitchen.   A friend of Debbie’s noticed that the original ca 1830 hand hewn beams were still supporting the roof and then it was decided that the wall between the dining area and the kitchen house should be removed and the ceiling raised to 12 feet to showcase these fantastic beams and create the original style open kitchen as it would have been constructed many years ago in one of the early additions to the property.  I think that you will agree from the photo below that this was the first of many great decisions.

During the restoration many quality upgrades were included as well as commercial level updates like 12 gauge wiring throughout and a new buried electrical service installation from the new pole at the street all the way to the house.  The kitchen has a fire wall installed to ensure safety to the rest of the property and then Debbie moved on to the kitchen restoration that you can still see today.

The first item was to preserve some of the history of the old removed ceiling which was done by constructing a large center island that would bear the ca 1830 2 inch poplar boards from original kitchen house ceiling.  The island includes a triple copper sink and copper faucets with ornate design on the face.

The island needed to have the conveniences that today’s chefs would expect and to make life living in the Ellis House a pleasure so the island was constructed to include a Sharp microwave warming drawer,  Miele dishwasher with on
demand water heater, double garbage pullout, and garbage disposal.

The next focus was the appliance choice and no expense was spared as a stainless steel Wolf 60 inch dual fuel grill/griddle range with Wolf 60 inch lighted vent hood with roof mounted external blower were selected.  A subzero 42 inch side by side refrigerator is concealed by period panels matching the new kitchen cabinets that are custom made ca 1800″s reproductions fabricated from 50% ca 1800 poplar and solid new poplar.  To complete the look of these cabinets in the kitchen the upper cabinets  have bronze handles ca 1890 while the hutch cabinet reproductions have 4 leaded glass doors ca 1890.  All of the cabinets have Milk paint and Benjamin Moore paint finished with 3 coats of 100% Tung Oil.  The base cabinets were complemented by period bin pulls ca 1860 and Bennington reproductions and a slate back splash with a copper pot filler and topped with 2 inch cobra soapstone counter tops.
 
Keeping with the concept of original use rooms the Miele stainless washer dryer have been relocated under the counter in the kitchen with Bronze knobs ca 1890.

Westhaven continues to sell and resales and foreclosures are still competing with new construction in this neighborhood. The median list price is at $519,900 and the median SOLD price is at $463,950 showing a bit of a disparity and the reason some homes are still on the market.  To follow these and more stats on Westhaven and other Williamson County Subdivisions, follow my blog at www.Franklin-TN-Real-Estate-Blog.com.

Westhaven currently has 89 properties for sale ranging from $290,000 all the way up to $1.6 million.  On average homes listed for sale in Westhaven homes are being reduced about 1% of their original list price before offers are received and then during the negotiation process,  another 2% of the price is negotiated out.  These reductions are about half of what we normally see in the rest Williamson County, indicating a strong market in the subdivision.

The Grumbles Team has prepared this proprietary report covering the real estate market trends in Williamson County over the past 6 months.  This first chart shows the past year how the market has fluctuated.  Sales were higher in December than in January in Williamson county as the absorption rate increased.  That increase combined with many homeowners concerned over having a home for sale over the Holiday period were responsible for the steep decline in the Months of Inventory.

Reviewing Williamson County Total Market Overview by City (also available by zipcode) and you take a moment to do some further analysis to see that Franklin has 6.1 months of inventory representing 828 active homes for sale.  On the other hand Brentwood also has six months of inventory and has only 383 units for sale. The entire county active home median sales price is $399,900 and median closed home price is $358,554 over past 6 months indicating that the homes that are for sale could stand to have a price reduction to match the price point that the consumers are buying properties.

This city of Nolensville is still vibrant with a 17.7% pending ratio.  It might still  be the hottest city in Williamson County.  It is a smaller market with only 113 homes for sale at this moment and an average of 81 days on market .  If you would like to see more about homes for sale in Nolensville click the link below.
