Williamson County’s most active real estate city is Franklin TN with over 1040 active listings and with an absorption rate (# of homes sold per month) of 129 homes when averaged over the past 6 months.  With homes selling at that rate Franklin still has 8.1 months of inventory on the market.  That is below the average for the county as a whole which sits at 8.2 months of inventory down only 0.1 from last month.  (click images to make larger)

The city with the lowest months of inventory is Nolensville at 6.1 months.  The months of inventory is a good indicator of the market swaying from a buyers market to a sellers market.  The fewer months of inventory, the more negotiating power the sellers have.  This shows up on the List to Sales Ratio for Nolensville having the highest list to sales ratio in the county at 98.97%.  Franklin homes are going under contract for 93.64% if the asking price.  Also supporting this is the high pending ratio in Nolensville.  All of these are indicators that prices should stabilize in Nolensville and buying there now is a wise investment.

Brentwood has homes with the highest average final sales price at $558,287 over the past 6 months.

Welcome to the October edition of the proprietary Grumbles Team Westhaven Market Update.  This month there are still 92 active homes for sale in Westhaven Subdivision in Franklin, TN.  Of those active homes the average asking price is up about $10,000 from last month to $594,695.  There is 7.6 months of inventory at the current absorption rate (a 6 month average has absorption rate at 12.2 homes per month), which is a minor increase from last months 7.4 months of inventory.

In September 2010 twelve (12) homes sold in the neighborhood with the following statistics.  Homes sold at an average of $525,655 (past 6 months) and that was at a negotiated 97.7% of asking price.  For more details of the properties see the statistics below:

The largest property to sell in Westhaven this month sold for  $879,900 with 5858 square feet.  This is a positive sign for Westhaven as there are several luxury price point homes on the market as high as $1.7 Million.

Outside of Westhaven and in surrounding cities of Williamson County the following were observed.  Pending ratio increased from a dismal 1.8% to 8.6%, Months of Inventory remained basically flat at 8.2 months, and the number of active homes had little change (40 homes less on the market).    Our proprietary Williamson County Total Market Overview is shown below for your further analysis.  We also have the data by zipcode.

Westhaven Real Estate, a luxury home subdivision in Franklin Tennessee offers a private golf course, a retail town center, a 15,000 square foot residence clubhouse, tennis, two pools including a resort pool and an adult pool.

The real estate market in Westhaven Subdivision is still very active 10 properties sold in the first 22 days of June 2010.  The average home sold this month is approximately 3000 square feet and sold for $491,000.  There are homes for sale in Westhaven up to $1,498,000 with more than 7,500 square feet.

Westhaven Real Estate will offer the homeowner a very relaxing lifestyle with various structures from town homes to flats, to luxury single family homes.  The lot sizes are under .25 acre and create a neighborhood atmosphere from years past with large porches and sidewalks.  There are a multitude of parks, playgrounds, and green spaces throughout the neighborhood.

Westhaven is a large golf community subdivision with a traditional neighborhood development aspect located just 3 miles west of Historic Downtown Franklin, Tennessee.  Amenities include a walking trail around the neighborhood,  Tennis Courts, A Private Golf Club, Multiple Green Spaces, Various Playgrounds, a resort style Swimming Pool, an adult Lap Pool, a fully staffed Residents Center, a great lawn for concerts, and much more.   The Westhaven Town Center will be the retail focal point of this master planned neighborhood that is just off of New Hwy 96W.  The neighborhood has an elementary school named Pearre Creek Elementary is slated to open this August for K-5.

The saline water lap pool shown above is heated and is already open for this season.   Before the Resort Pool opens each year this pool has hours for all residents to use.  After the Resort Pool is open then this lap pool becomes adults only for a relaxing place to enjoy.

Two tennis courts adjacent to the adult lap pool and the Residents Center make it a central location for building a community.

This year the annual neighborhood Memorial Day Block Party will be moved to the back yard of the soon to be open Veterinarian office located off the walking trail and Historic Old Boyd Mill Road.  The block party is something that is very special to Westhaven.  Each year it grows, and the day is full of food, fun and music.

The Real Estate Market is still very active in Westhaven. The chart below shows that there are 75 Active Properties For Sale in Westhaven.  That on average over the past 6 months 7 homes are selling a month and that means we have an inventory of 11 months.  The pending ratio is 20% which is a strong indicator that the market is holding strong in Westhaven.  The median per square foot home value is $151.64 of SOLD HOMES over the past 6 months, while properties for sale Median was $161.54 per square foot.

Where does Westhaven stack up against Williamson County and against Franklin City?

The Grumbles Team also prepared our proprietary Real Estate analysis of Williamson County by zip code.  The Months of Inventory is 11 inWesthaven compared to 12 months for Franklin City and 12.3 for all of Williamson County.  Franklin City has a pending ratio of 11.2% while the county has 9.6% pending ratio, thus the 20% for Westhaven indicates that this is a neighborhood in demand with brisk sales numbers.  The absorption rate for all of Williamson County is 194, down from last month but inline with this years trend.  Inventory as shown below has grown in Williamson County,m but this is not alarming as it is most likely a seasonal affect.   The pending ratio chart below is very promising with a continuous rise after the January dip.

The chart below shows the number of home sales from all of Middle Tennessee according to Realtracs under Residential, Multi-family, Land, Condo, and Auction. It is evident that we have started a new trend upward in homes sales volume, as the past 7 months have seen   increasing volume compared to the same month the prior year.  This is after a long downward trend that lasted 17 months.  SO the time to buy and invest in real estate is now upon us, so make contact today with The Grumbles Team.

May 5th, Cinco De Mayo,  Real Estate update for Westhaven Homes for Sale.  The recent flood occurrence in the Middle Tennessee area has affected thousands of families and their homes.  We want to keep all those affected in the forefront as the recovery begins.  We want to provide an update on Westhaven after the flooding rains.  The Westhaven Subdivision fared quite well in a 2 day onslaught of rain that when it was done totaled more rain fall than in record setting months of May.  We have attached a few photos to show the flood waters rushing around the neighborhood.  Fortunately we have heard of no water intrusion into any homes in this subdivision.

Now advance to May 5th, we took some photos today to show the updates to the Pearre Creek Elementary School, the Town Center and the Hortilcuture of Westhaven to show how well it endured the rains.

The walkable Town Center is now up and operational with Jimmies Cleaners, Artistry SpaSalon, The Ching Asian Bistro and Harris Teeter on the East side of the lake and back on the South West side of the lake, the Verdegoh! General Store, Vanderbilt Medical clinic, The Spectacle Shoppe, American National Insurance, Westhaven Dentistry, and several small business offices.  The weather is great for walking or riding  from most any home in Westhaven to the town center to enjoy food, friends, and socializing.
