The Months of Inventory is 11 inWesthaven compared to 12 months for Franklin City and 12.3 for all of Williamson County. Franklin City has a pending ratio of 11.2% while the county has 9.6% pending ratio, thus the 20% for Westhaven indicates that this is a neighborhood in demand with brisk sales numbers. The absorption rate for all of Williamson County is 194, down from last month but inline with this years trend. Inventory as shown below has grown in Williamson County,m but this is not alarming as it is most likely a seasonal affect. The pending ratio chart below is very promising with a continuous rise after the January dip.

It is evident that we have started a new trend upward in homes sales volume, as the past 7 months have seen increasing volume compared to the same month the prior year.
