Westhaven subdivision total market overview for the last six months ending December 31, 2010 pending ratio is going down to 5.1%.  Months of inventory is also declined due to the increasing absorption rate.  78 homes sold in the last six months in Westhaven subdivision and median sales price of those homes with $466,412 averaging 89 days on the market.  There is currently 79 single family residential properties actively for sale in the subdivision with the median price homes for sale in $529,900 and those homes have been on sale 108 days. The maximum price of a home currently for sale in Westhaven is $1,377,000 and the minimum home for sale is $299,900.

Of the active homes the current list price has only dropped on average less than 1%, however homes that sold over the past six months the list price was reduced 1.4% and an additional 1.5% negotiated out during the offer to purchase process.

The Grumbles Team has prepared this proprietary report covering the real estate market trends in Williamson County over the past 6 months.  This first chart shows the past year how the market has fluctuated.  Sales were higher in December than in January in Williamson county as the absorption rate increased.  That increase combined with many homeowners concerned over having a home for sale over the Holiday period were responsible for the steep decline in the Months of Inventory.

Reviewing Williamson County Total Market Overview by City (also available by zipcode) and you take a moment to do some further analysis to see that Franklin has 6.1 months of inventory representing 828 active homes for sale.  On the other hand Brentwood also has six months of inventory and has only 383 units for sale. The entire county active home median sales price is $399,900 and median closed home price is $358,554 over past 6 months indicating that the homes that are for sale could stand to have a price reduction to match the price point that the consumers are buying properties.

December 2010 Williamson County Real Estate Market Overview – The Grumbles Team Proprietary Update

The Chart above can be clicked to view in full detail.  This is the chart showing how the real estate market is fairing in Williamson County.   As you might expect the absorption rate is slowing as we head into the holiday season and people’s attention turns towards shopping for gifts and less on shopping for homes.  The Months of Inventory did not grow substantially though as less homes are listed for sale during the holiday season, which is a very valid reason for aggressive marketing if you still desire to sell a home in Williamson County.  The buyers are serious buyers and your home has less competition.  So if your home has recently been withdrawn or expired from the MLS, then please contact The Grumbles Team today to interview us for the position of selling your home during this season.

The table above is also a click-through to high resolution version.  It shows the market results for the past 6 months and the key predictors for the real estate market ahead of us.  The Grumbles Team also prepared the Total Market Overview of Williamson County By Zip Code.  The months of inventory only changed from 8.2 to 8.4 this month.  The absorption rate for November and the prior 5 months was 243.  Buyers are able to make little negotiations as the average negotiated discount was 4% for the past 6 months in Williamson County.  However, homeowners are reducing their pricing on average 3.7% prior to the offers coming in and negotiating that 4% out.   The average sales price over the past 6 months is $408,729, while the average active list price of homes for sale is much higher at $578,943 indicating that the lower end price point homes are selling.

The pending ratio for Williamson County is up in this December Report indicating that sales should be a bit better in the next months report.  This is shown in this chart below.

The chart also shows that a pending ratio above 8% would be considered the average of the year so we are not going to expect a strong rally of sales December, but likely strong for Decembers usual numbers.

Nolensville remains the strongest Williamson County Market according to the numbers as they have the lowest inventory of homes and a high pending ratio.

The highest price sale in the county for the past 6 months is $2,725,000.  The Median Sales Price is $358,277 and the median size home was 3050 square feet.

The Real estate Market at the Traditional Town Center Neighborhood Development is still active even as we head into the Holiday season.  So if you have recently withdrawn or let your home EXPIRE on the MLS, give us a call to see “Why Homes Still Sell during the Holidays!”

Click on the Statistics table above to view in detail the real estate market for the past 6 months in Westhaven Community.   The rate of home sales slowed from 11.5 to 10.8 homes per month over the past 6 months.    To compare those numbers to the rest of the county we calculate the months of inventory.  The table below shows that calculation.

Westhaven has 7.6 months of inventory at the current absorption rate.  That is compared to 7.9 months for all of Franklin Real Estate and to 8.4 for all of Williamson County Real Estate. So Westhaven is statistically holding it’s own right now.  The lowest sales price in Westhaven in the past 6 months was $282,500, while the highest was $907,976 which was for the “Wedding Cale” house located on Morning Mist.  The Median Home sale was $475,000.  The Pending Ratio for December report has dropped off to 8.5% from 13.6% indicating that December and likely January will be a slower sales month.
