rying to “TIME” the market? You may be too late. Looking at the chart above you will see that the past 3 months the sales exceeded the same month the year prior. That broke a 17 month streak.
Williamson County Total Market Overview shows that the market is rebounding as for the past 5 months reports there has been a steady decrease in the months of inventory. Now down to 7.2 months in the county. A weak sign is that the pending ratio for December is low at 1.0% so sales will be slow for January.
So what does this mean for you and your property value? Your property values is judged, whether your home is on the market or not, by the sales of homes of like-kind near your home.
Just as the inventory has gone down in the county on my other reports, it is down in Westhaven to 54.
Sales are still brisk with 8 in December. The average sales price per square foot has held steady with last month report (now at $161.3).
Eleven homes were WITHDRAWN with 5 of them relisted at the same price point.
December brought 8 new ACTIVE listings – replacing the 8 sold properties. Only 11 of the 54 Active Listings are priced at or below the AVERAGE sales price per square foot of the last 2 months SOLDS.
The Median price of the Active listings is $554,000 ($180.3/Sqft). The median is the price point where half of the 54 Actives are above and the other half are below. If your house is on the market which side does it fall.
