Westhaven is a large golf community subdivision with a traditional neighborhood development aspect located just 3 miles west of Historic Downtown Franklin, Tennessee. Amenities include a walking trail around the neighborhood, Tennis Courts, A Private Golf Club, Multiple Green Spaces, Various Playgrounds, a resort style Swimming Pool, an adult Lap Pool, a fully staffed Residents Center, a great lawn for concerts, and much more. The Westhaven Town Center will be the retail focal point of this master planned neighborhood that is just off of New Hwy 96W. The neighborhood has an elementary school named Pearre Creek Elementary is slated to open this August for K-5.
The saline water lap pool shown above is heated and is already open for this season. Before the Resort Pool opens each year this pool has hours for all residents to use. After the Resort Pool is open then this lap pool becomes adults only for a relaxing place to enjoy.

The Real Estate Market is still very active in Westhaven. The chart below shows that there are 75 Active Properties For Sale in Westhaven. That on average over the past 6 months 7 homes are selling a month and that means we have an inventory of 11 months. The pending ratio is 20% which is a strong indicator that the market is holding strong in Westhaven. The median per square foot home value is $151.64 of SOLD HOMES over the past 6 months, while properties for sale Median was $161.54 per square foot.
The Grumbles Team also prepared our proprietary Real Estate analysis of Williamson County by zip code. The Months of Inventory is 11 inWesthaven compared to 12 months for Franklin City and 12.3 for all of Williamson County. Franklin City has a pending ratio of 11.2% while the county has 9.6% pending ratio, thus the 20% for Westhaven indicates that this is a neighborhood in demand with brisk sales numbers. The absorption rate for all of Williamson County is 194, down from last month but inline with this years trend. Inventory as shown below has grown in Williamson County,m but this is not alarming as it is most likely a seasonal affect. The pending ratio chart below is very promising with a continuous rise after the January dip.
The chart below shows the number of home sales from all of Middle Tennessee according to Realtracs under Residential, Multi-family, Land, Condo, and Auction. It is evident that we have started a new trend upward in homes sales volume, as the past 7 months have seen increasing volume compared to the same month the prior year.
