The absorption rate for November and the prior 5 months was 243. Buyers are able to make little negotiations as the average negotiated discount was 4% for the past 6 months in Williamson County. However, homeowners are reducing their pricing on average 3.7% prior to the offers coming in and negotiating that 4% out. The average sales price over the past 6 months is $408,729, while the average active list price of homes for sale is much higher at $578,943 indicating that the lower end price point homes are selling.
The chart also shows that a pending ratio above 8% would be considered the average of the year so we are not going to expect a strong rally of sales December, but likely strong for Decembers usual numbers.
Nolensville remains the strongest Williamson County Market according to the numbers as they have the lowest inventory of homes and a high pending ratio.
