December 2010 Williamson County Real Estate Market Overview – The Grumbles Team Proprietary Update

The Chart above can be clicked to view in full detail.  This is the chart showing how the real estate market is fairing in Williamson County.   As you might expect the absorption rate is slowing as we head into the holiday season and people’s attention turns towards shopping for gifts and less on shopping for homes.  The Months of Inventory did not grow substantially though as less homes are listed for sale during the holiday season, which is a very valid reason for aggressive marketing if you still desire to sell a home in Williamson County.  The buyers are serious buyers and your home has less competition.  So if your home has recently been withdrawn or expired from the MLS, then please contact The Grumbles Team today to interview us for the position of selling your home during this season.

The table above is also a click-through to high resolution version.  It shows the market results for the past 6 months and the key predictors for the real estate market ahead of us.  The Grumbles Team also prepared the Total Market Overview of Williamson County By Zip Code.  The months of inventory only changed from 8.2 to 8.4 this month.  The absorption rate for November and the prior 5 months was 243.  Buyers are able to make little negotiations as the average negotiated discount was 4% for the past 6 months in Williamson County.  However, homeowners are reducing their pricing on average 3.7% prior to the offers coming in and negotiating that 4% out.   The average sales price over the past 6 months is $408,729, while the average active list price of homes for sale is much higher at $578,943 indicating that the lower end price point homes are selling.

The pending ratio for Williamson County is up in this December Report indicating that sales should be a bit better in the next months report.  This is shown in this chart below.

The chart also shows that a pending ratio above 8% would be considered the average of the year so we are not going to expect a strong rally of sales December, but likely strong for Decembers usual numbers.

Nolensville remains the strongest Williamson County Market according to the numbers as they have the lowest inventory of homes and a high pending ratio.

The highest price sale in the county for the past 6 months is $2,725,000.  The Median Sales Price is $358,277 and the median size home was 3050 square feet.
