The Grumbles Team has prepared this proprietary report covering the real estate market trends in Williamson County over the past 6 months.  This first chart shows the past year how the market has fluctuated.  Sales were higher in December than in January in Williamson county as the absorption rate increased.  That increase combined with many homeowners concerned over having a home for sale over the Holiday period were responsible for the steep decline in the Months of Inventory.

Reviewing Williamson County Total Market Overview by City (also available by zipcode) and you take a moment to do some further analysis to see that Franklin has 6.1 months of inventory representing 828 active homes for sale.  On the other hand Brentwood also has six months of inventory and has only 383 units for sale. The entire county active home median sales price is $399,900 and median closed home price is $358,554 over past 6 months indicating that the homes that are for sale could stand to have a price reduction to match the price point that the consumers are buying properties.
