Summer 2015 Franklin TN Real Estate Market Hottest since 2005.

The summer of 2015 in Franklin TN is turning out to be hotter in the real estate market than on the thermometer. We have experienced some quite cool days and an abundance of rain.  Nothing can seem to slow down this real estate market in Williamson County.

The chart below (proprietary to The Relocation Engineer) shows that the county as a whole has 56% of the properties PENDING.  The countywide inventory is at a low with 3.5 months of inventory (meaning at current buying rates with no new inventory all would be sold in 3.5 months).  In Franklin homes are selling on average at 98.42 % of their final listed pricing.  With a lot of new construction on the market today, the ACTIVE home prices in many cities are higher than the original listed pricing.
The average days on market in Franklin for ACTIVE homes is a low 62 days, beat out by Nolensville and Spring Hill at 50 and 52 days respectively.  This number is a bit deceiving as many of these homes have offers awaiting the inspection and financing contingencies to be removed and the clock still ticks during that time.

Spring Hill has the lowest inventory at 2.3 months and has 183 single family homes on the market in all price ranges.

Thompson’s Station has 177 Single Family listings ACTIVELY for sale with an average price of $452,851.  The average SOLD price is lower at $353,409 in this small town.
